People are looking for social homogeneity of the area (which can be achieved by focusing on first class and premium quality dwellings), increased levels of security (such as centralized guarding system combined with security alarms in the houses), a nearby supermarket, a playground for children, and a medical facility, at least. As the market develops and so does the supply, customers will naturally become much choosier, as is the case on developed housing markets.
