Yekaterinburg Still Faces Quality Warehouse Shortage

UrBC, Yekaterinburg, December 9, 2019. Yekaterinburg still faces quality warehouse shortage, Development Director at Logopark.ru Vitaly Khil says.

‘There aren't enough conveniently located warehouses with a proper set of papers and quality buildings. For one, there’s a shortage of facilities under 10,000 m2 large located within the city. These places might charge you 15% to 20% more than the warehouses outside of Yekaterinburg Ring Road. We’ve had cases when Class C warehouses got rented for the price of a top quality facility because of their prime location,’ Khil said at at the Russian Managers & Developers’ Guild’s Sverdlovsk Region division’s recent summit.

According to Khil, a record amount of warehousing facilities (150,000+ m2) will get commissioned in Yekaterinburg by the end of the year, thanks to new construction projects. This might increase the short-term supply of vacant warehouse space by 5% to 7% in 2020.

‘There are 1.7m m 2 of Class A and Class B warehouses in Yekaterinburg at the moment. This makes Yekaterinburg the country’s No.3, with only Moscow and Saint Petersburg doing better. Novosibirsk has approximately the same amount of warehousing facilities. The overall amount of warehouse space available has been going up steadily in the last few years, but most of these construction projects get completed by order of a specific customer,’ Khil said.
