Some construction projects in Yekaterinburg to get ‘frozen’, Ural Chamber of Real Estate says

UrBC, Yekaterinburg, May 2, 2017. The number of tower cranes used at Yekaterinburg construction sites (excluding the frozen housing projects) came to 85 in the first quarter of the year, which is one crane more than in the last quarter of 2016 and five cranes less than one year previously, Ural Real Estate Chamber Analytical Department’s report states. 367,000 m2 worth of housing projects are frozen at the moment, which is almost three times as much as in the first quarter of 2016 (127,000 m2). The current new home market supply comes to around 17,000 apartments.

New commercial estate projects are now implemented in a better way, reports Ural Chamber of Real Estate: developers split a trade center in little areas and sell them as early as at the construction stage only in 6 out of 33 cases now and prefer to sell large places (at least 2,000-square-meter ones) to professional investors who will then act as the anchor tenants of the mall. The market, however, is still experiencing some problems with the trade area shortage: most malls are used to the fullest, despite the fact that the average rent comes to 1,868 RUR per square meter a month.

New home prices rose by 4.5% in the last nine months, Ural Real Estate Chamber reports.
